PDS specializes in Master Planned Communities. The principals and staff have extensive experience in a full range of master planned developments ranging from regional communities of many thousands of acres to a small planned neighborhood to amenity based resorts. We are very familiar with the elements that make a community work: a viable community is a balanced mix of uses, with shopping opportunities, jobs, schools, churches, parks and other community gathering places.
Successful community planning deals with humanistic and environmental issues as well. These affect an ndividual's quality of life and include a sense of community, basic tenants of human interaction and community structure.
Community Structure is the urban fabric holding the community together. It gives the community its form and establishes scale and character. It can interconnect the various land uses, homes and public spaces and facilities. When correctly designed it provides a humane, pedestrian scale to the community, as well as an identity.
PDS designs each community with a strong, unique structure that often includes open space and natural elements such as topographical features, waterways and arroyos. The community structure may also include a golf course, pedestrian and bicycle paths, equestrian trails or linear parks. It often consists of enhanced infrastructure items such as drainage ways or streets and boulevards designed with wide, shaded pedestrian and bicycle paths.
